What Are Soffit and Fascia?
Most people call us about gutters and find out the actual problem is one of these two. They're worth knowing by name:
The fascia is the vertical board running along the roof edge, behind and underneath your gutters. It caps the ends of the rafters and it's what the gutter is physically mounted to. If it's wood and it's been wet, it's rotting, and a gutter is only as attached as the board holding it.
The soffit is the horizontal underside panel between the wall and the roofedge, the ceiling of your overhang. Its other job is ventilation: soffit vents are how outside air enters the attic, travels up under the roof deck,and exits at the ridge. That airflow is what keeps the roof deck cold in winter.
The two fail together and in a predictable order. A gutter overflows or backs up, water runs down the fascia, the fascia rots, the gutter loosens because its anchor is soft, more water gets behind it, and eventually the soffit panels sag or open up. That's also when birds, squirrels and wasps find the gap, a lot of our soffit calls start as "something's living in my attic."
There's a roof consequence too. Blocked or painted-over soffit vents stop attic airflow. A warm attic melts the snow on the roof above it, the meltwater runs down to the cold eave and refreezes, and you get an ice dam. If you had ice dams last winter, the cause is often in this section rather than in the roof itself.

Soffit and Fascia Repair and Replacement

Rotted Fascia Board Replacement
Soft, spongy or visibly rotted fascia gets cut out and replaced, then capped in aluminum so it doesn't happen again. We check how far the damage has gone, if water has reached the roof decking or the rafter tails, that's a bigger repair and you'll hear about it with a photo before we go further.

Soffit Repair and Replacement
Sagging, stained or open soffit panels replaced in vented or solid aluminum
or vinyl. Open soffit is also how animals get into an attic, so this is often the fix that ends a wildlife problem rather than a pest-control call.

Attic Ventilation and Soffit Vents
We check that intake ventilation actually works, vents that are blocked by insulation, painted shut, or were never cut in at all. Balanced intake at the soffit and exhaust at the ridge is what prevents ice dams and keeps a roof deck from cooking from below. Wrapping exposed wood fascia, trim and window casings in painted aluminum. It ends the paint cycle on the parts of a house nobody wants to get a ladder out for, and it's usually done alongside siding or gutter work.
Signs Your Gutters, Soffit or Fascia Need Work
Water sheeting over the corners in a storm, the run is undersized, clogged, or pitched wrong. Whatever the cause, that water is landing on your fascia.
Gutters pulling away from the house, the fascia behind them has gone soft. Re-hanging them without replacing the board is a temporary fix.
Standing water in the gutter after the rain stops, the pitch has failed. Standing water is weight, and weight makes the pitch worse.
Rust streaks or cracked seams, sectional gutters failing at the joints.
Eroded soil or mulch below the drip line, or seepage in the basement, the water isn't getting away from the foundation. Often a downspout extension problem, which is cheap to fix and frequently overlooked.
Ice dams last winter, look at soffit ventilation before you look at the roof. The cause is usually blocked intake air, not bad shingles. Peeling paint or soft wood under the eaves, fascia rot, in progress.
Birds, squirrels or wasps getting into the attic, there's an opening in the soffit.
Gutter, Soffit and Fascia Questions We Get Asked
Seamless aluminum gutter is priced per linear foot, with downspouts, corners and outlets counted separately. The variables are total footage, 5-inch versus 6-inch, how many downspouts the layout needs, and whether any fascia behind the gutter needs replacing first. We measure and give you a written number.
For a typical two-story home in this area, full replacement covers the gutter run, new hangers, downspouts and disposal of the old material. Fascia repair, if it's needed, is quoted separately so you can see what's gutter and what's carpentry.
It depends on how many linear feet are affected and how far the rot has gone. Capping sound wood in aluminum is the least expensive; cutting out and replacing rotted board costs more; and if water has reached the roof decking or rafter tails it becomes a roofing repair. We photograph what we find before quoting it.
On almost every house here, yes. Without them, roof runoff lands in a concentrated line at the foundation, which erodes soil, saturates the ground against the foundation wall, and is a common source of basement seepage. It also splashes back onto siding and trim, which is how the bottom two feet of a wall rots first.
The general rule is 1 square foot of net free ventilation area per 150 square feet of attic floor, split roughly evenly between intake at the soffit and exhaust at the ridge. Balance matters more than raw quantity, ridge vent with no working intake actually pulls conditioned air out of the house instead of ventilating the attic. We check the balance, not just the count.
