Roofing Contractor in Hanover Park, IL. Roof Replacement & Repair
Licensed Illinois roofing contractor #19338021, fully insured, and family owned for over 15 years. We handle roof replacement, leak and storm damage repair, and free roof inspections across Hanover Park and the suburbs within 50 miles, and because we hold a public adjuster license, we can handle your insurance claim ourselves instead of handing you a phone number.

Roof Leaking Right Now?
Call or text us, don't fill out the form. We get on site as soon as possible for an active leak. First visit is about stopping the water: we tarp the opening, find where it's actually getting in, and protect what's below it. The permanent repair gets scoped and scheduled after the house is dry. You will not get a sales presentation from someone standing in your living room while the ceiling is still dripping.

What homeowners say about their roofing projects
Our Roofing Services

Roof Replacement
Full tear-off down to the decking, deck inspection and repair, new underlayment, ice and water shield at the eaves and valleys, new flashing,
ridge venting, and architectural asphalt shingles. We don't roof over an existing layer unless there's a specific reason to, a layover hides whatever's rotting underneath and shortens the life of the shingles you just paid for.

Roof Repair & Leak Repair
Ceiling stains, a drip that only shows up in a driving rain, missing shingles after a storm, flashing that's pulled away from a chimney or sidewall. We find the actual entry point rather than patching the spot directly above the stain, water travels along the decking before it drops, and the leak is almost never where the ceiling is wet.

Storm & Hail Damage Repair
Wind-lifted and creased shingles, hail bruising, granule loss, damaged ridge caps and vents. Storm damage is frequently covered by homeowners insurance, and we're licensed to handle that claim for you as a public
adjuster, not just to do the work once the check clears. More on that below.

Flat Roofing
Low-slope and flat sections over porches, dormers, additions and garages. These fail differently than a pitched roof, ponding water, seam separation, and blistering rather than lost shingles, and they need a membrane system, not shingles.
We Handle the Insurance Claim For You
Almost every roofing company in this area will tell you they "work with
insurance." What that usually means is they'll do the job once your carrier
approves it. We hold a public adjuster license, NPN #19338021, which means
we can represent you to the insurance company: document the damage, meet the
adjuster on the roof, dispute a scope that came back short, and supplement a
settlement that doesn't cover the actual work. A roofing contractor without
that license legally cannot do any of it on your behalf.

How to Tell If Your Roof Needs Replacing
Most roofs give you warning before they fail. Here's what to look for, and what each one actually means.
Curling or cupping shingles, the mat has dried out and lost its flexibility. Once shingles curl, they catch wind, and the next storm takes them.
Granules in the gutters, those granules are the shingle's UV protection. Heavy loss after the first year means the surface is wearing through.
Daylight through the attic boards, you're looking at gaps in the decking or failed flashing. If you can see light, water gets in.
A sagging deck line, the sheathing underneath has been wet long enough to lose its structure. This one is not a repair.
Missing shingles after a storm, sometimes a genuine repair, sometimes the first sign the whole field has lost its seal. Worth an inspection either way.
Ceiling or wall stains, water is already inside. The entry point is usually several feet uphill from where you see it.
Age past 20 years, a standard architectural shingle in this climate runs 20 to 25 years. Freeze-thaw cycling is what shortens it here, not sun.
Repair is the right answer more often than most contractors will admit, an isolated leak, a flashing failure, or storm damage confined to one slope usually doesn't require a new roof.
Replacement is the honest answer when the field has aged out, the decking is compromised, or you're patching the same roof twice a year.
What a Roof Replacement With Garcia's Looks Like
1. Free Inspection & Estimate
We get on the roof, photograph everything, and give you a written estimate that separates materials from labor. You see the same photos we do. No obligation, and no pressure to sign that day.
2. Permits & Scheduling
We pull the permits, you don't deal with the village. Once material has a delivery date you get a start date, and if a lead time moves you hear it from us rather than from an empty driveway.
3. Tear-Off & Deck Inspection
Everything comes off down to the decking, and that's the first time anyone can see the actual condition of the sheathing. If we find rot or delamination, you get a photo and a price that day, before we go further, not on the final invoice.
4. Installation & Walkthrough
We make sure everything is installed properly, clear the site for any materials and debris from your project, and give you a walkthrough of everything we have done with pictures for proof.
Financing a New Roof
We offer financing so the work can happen when the house needs it
rather than when the savings account is ready, monthly payments instead of
one bill.

Roofing Questions We Get Asked
Most roof replacements vary. Emergency leaks are different, we're on site within 24 hours to tarp and stop the water, and the permanent repair is scheduled after. If we're further out than that in peak season, we'll tell you the real date rather than a hopeful one.
Most residential roofs in this area are done in an average time of one day for a full roof replacement. Larger or steeper roofs, multiple layers to remove, or decking repairs found after tear-off can add a day. Weather is the other variable; we won't open a roof we can't dry in.
Full tear-off and disposal, deck inspection, any decking repair, ice and water shield at eaves and valleys, synthetic underlayment, new flashing at every penetration, ridge and soffit ventilation, starter and ridge cap shingles, the field shingles themselves, permits, daily cleanup and a magnetic nail sweep.
No. Most customers go to work. It's loud, and things will vibrate, take pictures off the walls and anything fragile off high shelves. We'll need driveway access for the trailer and dumpster. If you have pets that startle easily, plan to have them elsewhere for the day.
A standard architectural asphalt roof runs 20 to 25 years in the Chicago climate. Freeze-thaw cycling is what shortens it here, water gets under a lifted shingle, freezes, and lifts it further. Ventilation matters as much as the shingle: an under ventilated attic cooks the roof from below and can take years off it.
More than most homeowners expect, and adjusters work from a set standard, typically a specific number of hail strikes within a test square. That's why "it looks fine from the ground" isn't the test. Bruising that's invisible from the driveway shows clearly on a test square. We do that inspection free, and if there's a claim there we handle it.
